Range and Choice
As with many things today, there is a large amount of choice, and range out there, and it can be confusing and bewildering to navigate it all. At Scotia Cabins, we are here to help clear all that way so that you can make an informed choice based on your space, design options, guarantees, delivery and also back up.
We keep our material options simple, and let you design the building around them so that you get the building you want, rather than a square box wedged into a triangle corner.
Your building is an investment, not only financially, but also as part of your home. It will be there to enhance your home life and bring a lot of fun. Therefore, you deserve to work with a company than understands that, and works with you to ensure you get that celebrity service along the way.
We take our time working with you so that you are happy with the design, then once that is set, we will come and see your site (or on video!) and talk through the ground, the height, the conditions, and anything that you think will help us knowing beforehand. No one knows your garden like you do, so it makes sense to talk. Even at this stage, designs can still be altered!
Design, Order, Build, Enjoy.
Let us know your initial ideas and sizes. This is enough to get a costing, (we do have financing options available) and a plan of moving forward.
Once price is (approximately) agreed, the next step is to come and view your site, check for positioning, access, find out about the ground underneath, and most importantly, get to know you more as well. Talking with you through every single part of the studio, right down to where you want your plugs to go, so that we are both assured of knowing that the other knows the design and requirements.
We then order the studio with the factory. This takes about 4-6 weeks from ordering to being ready to install. During that time, we work out the best dates to come and install for you. Remembering that in Scotland, the best laid plans can ‘gang aft agley’ with the weather! We work through this by talking and having plans in place.
Once on-site, the base is built first, usually a day or so before, and then the team arrives to install the studio. This can take between 2-5 days, depending on the size of the cabin.
And then, you get the keys! And your cabin for you to relax in for evermore.
Once we agree a final design, and you have been given a price, this will not change. There are no hidden costs at the end to come along and sting, and until the deposit is paid, there is no obligation.
For Garden studios, a 50% deposit is required on ordering, and then the remaining 50% on the studio being ready and collected at the factory, for delivery to ourselves.

What do I need to do?
The most important thing for you to do is to talk to us about what you are looking for, and wanting to achieve. That helps us deliver the service and studio you deserve, and helps avoid any issues as we progress.
Your cabin will come up with a base coat inside already painted on. Once we are away, then you are free to decorate this as you wish.
We will help, if you wish, arranging and electrician to come and install what you require into the cabin. They will bill you individually to us.
To build our garden rooms we make use of only the best raw materials and building components, and fully qualified local contractors.
- Timber: Forest Stewardship Council Approved timber suppliers.
- Roofing: For flat roofs we use high performance EPDM rubber roofing. For sloping roofs we use Kerbit SBS roofing shingles.
- Doors & Windows: Double glazed, energy efficient uPVC doors and windows for peak energy efficiency.
- Insulation: High quality silver-backed foam insulation from Celotex, Kingspan, Extratherm or similar.
- Finishing: FSC approved MDF interior boards with Neatmatch damp resistant coating.
